We also acquired an adjacent outparcel to square up the property footprint with plans for future redevelopment.

Castleberry Point Lofts

Through a local relationship, Capkey purchased the retail first floor of a multi-story, retail/condominium project, Castleberry Point Lofts, in the Castleberry Hill neighborhood of downtown Atlanta. Castleberry Hill is a federally recognized historic district adjacent to Mercedes Benz Stadium and The Gulch that was growing quickly before the recession.

CPL included residential, live work and retail units in a single, under-funded condominium association. With selling off units and completing construction of other units, Capkey successfully leased up the retail space, stabilized the project and sold its interest to the developer of The Gulch project.

Capkey was presented with the opportunity to purchase an undermanaged apartment complex in the highly sought after Brookhaven section of Atlanta, GA in an off market transaction. The transaction came to Capkey through local relationships who sought an honest assessment and upon agreeing to terms, deal certainty.

Quickly after closing, our team completed exterior renovations as well as select interior renovations, which helped prove the long-term value of a complete interior renovation. Based on this model, the property was sold less than two years later at a significant profit to a local investor.
